A majlis isn't an off-the-shelf product, so we don't pretend otherwise. The estimate you receive online is a preliminary range — its job is to tell you, in three minutes, whether your project is broadly within reach. No calls, no commitment.
The fixed price comes after a complimentary site visit, where we measure your plot, check access and utility connections, and understand exactly what you want to build. That's the number you sign — and it doesn't move unless you change the scope.
Because the number includes everything most quotes leave out. A typical contractor's price covers structure and basic finishes — then design fees, approvals, AC, kitchen, landscaping and furniture arrive as separate surprises, often from separate companies pointing fingers at each other.
Our price is turnkey: architectural design, engineering, municipality approvals, construction, premium MEP, finishes at your chosen tier, and — if you select it — furniture down to the last cushion. One contract, one team, one accountable party. When you compare quotes, compare what's in them.
Exactly what you selected on the questionnaire — nothing more, nothing less. If you ticked a full kitchen, it's in. If you chose shell & core, furniture isn't. The estimate is a direct mirror of your choices, costed at the finish tier you picked.
Every estimate includes as a baseline: design, structural engineering, permits and approvals, full construction, premium-grade MEP (copper wiring, PPR plumbing, properly-sized AC), and founder-led project management.
Not included unless selected: land, soft furnishings beyond your selections, and works outside the majlis footprint. We'll quote anything extra transparently when you ask.
Because you shouldn't have to pay to find out if we're a fit. The visit takes about 90 minutes — we walk the plot, take measurements and photos, talk through your priorities, and answer every question on the spot.

Yes. After the site visit, we prepare a 3D concept of your majlis on your plot — your chosen style, roof, glazing and finishes — before you commit to anything. You sign on what you can see, not on a promise. It's part of the complimentary visit, at no extra cost.

Design & approvals: 3–6 weeks for a typical majlis or annex on an existing villa plot. Construction: a standard-quality majlis of around 100 sqm takes roughly 4–5 months; larger builds or luxury finish levels run 6–9 months. Furnishing & handover: 2–4 weeks if you selected full furnishing.
When we give you a date at contract signing, it's a date we've planned to hit — not a number invented to win the job. We deliberately take on a limited number of projects so we never have to choose which client gets our attention.
The timeline isn't a verbal promise — it's written into your contract, and the contract is the basis for everything. The completion date stated there is the date we are bound to.
And we stand behind it: every contract we sign includes a late-delivery penalty clause. If we miss the contracted handover date for reasons within our control, you are compensated — as written in the agreement, not negotiated after the fact. We put this in every contract for one reason: accuracy and transparency should be enforceable, not just promised.
A dedicated project manager is on your site weekly, and a founder reviews every milestone personally. You always have one point of contact on WhatsApp — no call centers, no being passed between departments. Founder involvement isn't a marketing line; it's the reason this firm exists.
Many of our clients are abroad during their build. You receive weekly photo and video updates on WhatsApp, monthly live video walkthroughs of the site, and access to a private project portal where every drawing, decision and change order is logged. Hands-on or hands-off — your choice.
Changes are normal. Every variation is documented in a transparent change order — scope, cost impact, timeline impact — signed by you before any work proceeds. No surprise invoices. No “while we were at it” extras.
Payments follow construction milestones, not the calendar. You pay when measurable progress is achieved — foundations cast, structure complete, MEP roughed in, finishes done. A typical majlis has 6–8 stages. Your money follows the work, never the other way around.
Ten years on structural elements. Two years on MEP, finishes and waterproofing. Defect notices get a response within 72 hours. We plan to build in this region for decades — our reputation depends on showing up after handover, not just before signing.
